What is the First Home Owner Grant?

The FHOG offers eligible first-time buyers $10,000 when they buy or build a new home valued up to $750,000. To qualify, the property must be a new build that has never been sold or occupied before. This means you can't apply if the home has been used as a short-term rental, like Airbnb, or if it has been previously lived in.

Eligibility Criteria

To be eligible for the FHOG, you must meet the following requirements:

  • First-time buyer: Neither you nor your partner can have received the FHOG before or owned any residential property in Australia since 1 July 2000.
  • Age requirement: All applicants must be at least 18 years old at the time of settlement or completion of construction.
  • Residency status: At least one applicant must be an Australian citizen or permanent resident. If you are in the Australian Defence Force, you may be exempt from the residency requirement.
  • Occupancy requirement: You must occupy the new home as your principal place of residence for at least 12 months within 12 months of settlement or construction completion.

If you or your partner owned a property after 1 July 2000 but have never lived in it, you may still be eligible for the FHOG.

Established Homes

It's important to note that established homes do not qualify for the FHOG. However, if you meet the eligibility criteria and are buying an established home, you may be eligible for a first-home buyer duty exemption or concession, depending on the property's value.

How to Apply

Most of the time, your bank or credit union will lodge the FHOG application on your behalf. If they are not doing this, you can apply directly with the State Revenue Office Victoria online. Remember, your application cannot be submitted until the eligible transaction is complete.

I am writing this summary in support of recommending Mike Parsons as a Mortgage Broker. At the time of writing this, I have known Mike for 4 years and he has executed 4 mortgages deals for me (including 2 refinances) over that time. Mike has provided me incredible service as a mortgage broker as follows : - Works painstakingly on getting the scenarios together to provide you options that optimize your position. - Works inordinate hours on the detail necessary to support the scenarios. - Mike keeps you updated on the status and progress of the applications and also helps you work through answering questions and any complexities that may arise. -In my cases, given the complexities and timings of my situations , these application processes would take many weeks to finalize .
